Thousands of apartment leaseholders in Wales are facing huge bills to pay for External Wall Safety Certification (EWS1) and any potentially ensuing cladding remedial works.
Since the tragedy at Grenfell, the government has announced its intention to introduce a Fire Safety Bill for all buildings containing residential accommodation, whereby all residential buildings over 18m will require an EWS1 certificate regardless of whether the building has cladding or not.

In England the Government has put aside a £1.6Billion fund for the remedial works. The Welsh Assembly Government has declined to provide any support to leaseholders, thus leaving leaseholders in Wales to pick up the tab for the initial EWS1 Inspection and any remedial works that may be required.
Many mortgage lenders are now requesting EWS1 Certification on buildings under 18m (as well as over) prior to providing funds. This is leaving leaseholders unable to sell or re-mortgage their properties as they have effectively been given a NIL value.
